6000 INDIAN CREEK DRIVE - Miami Beach

The Sieger Suarez Architectural Partnership has long been unrivaled as South Florida's leading architectural firm specializing in luxury residential high-rise design. This year, however, the firm is adding "developer" to its list of credits. Principals Charles Sieger, Jose Suarez and Ronald Gaines have entered into partnership with Ronald Bloomberg, president of Centaur Realty Organization. Together, they've formed BSG Development Corporation, which has just introduced the newest luxury address in Miami Beach - 6000 Indian Creek.

According to Charles Sieger, the move to development was the logical next step for a firm that has been reinventing South Florida's skyline and redefining the concept of luxury high-rise for more than a quarter-century.

The Sieger Suarez Architectural Partnership has, as the centerpiece of its extensive portfolio, millions of square feet of high-rise development with an estimated asset value measured in the billions of dollars. Along the way, the company has won numerous local, regional and national awards for the design of landmark projects that include Portofino Tower, Murano at Portofino and Murano Grande in South Beach; Ocean I/II/III, Pinnacle and Trump Ocean Grande in Sunny Isles Beach; The Ocean Club on Key Biscayne; Hidden Bay and Mystic Pointe in Aventura; Las Olas Riverhouse, Le Hermitage and L'Ambiance in Ft. Lauderdale; Toscana in Highland Beach; and Park Towers at Hughes Center in Las Vegas.

With this track record, it comes as no surprise that Sieger Suarez has become the first choice of high-rise residential developers throughout South Florida as
well as nationally and internationally. The firm has achieved this stature by consistently adhering to the highest standards of design and innovation in order to achieve the developer's goals while meeting the end user's needs.

Ronald Bloomberg has been involved in numerous facets of the real estate industry since 1983. A graduate of the University of Pennsylvania’s Wharton School, Mr. Bloomberg worked in New York in the real estate limited partnership finance group of Shearson Lehman Hutton and later with Citicorp Real Estate Inc. In 1990 Mr. Bloomberg relocated to South Florida to oversee the real estate workout department for venerable South Florida developer Turnberry Associates. During his tenure with Turnberry, he was involved in several large-scale residential and commercial workout projects for such major institutions as the Bank of New York, Bank of Tokyo, and the Bank of Canada where altogether over 2,000 residential rental and condominiums units were sold.

In 1993 Mr. Bloomberg started his own investment and brokerage firm where over the years he has engaged in numerous transactions. With a specific emphasis on investments in the South Beach area of Miami Beach, Mr. Bloomberg has a string of successful ventures including the exclusive leasing of the China Grill restaurants and North Western Mutual Life Insurance companies and the sale and finance of several office buildings, hotels and retail space located in the South Florida area. Mr. Bloomberg has also developed and/or converted several mixed-use historic properties and was one of the original pioneers of creating a residential loft style condominium apartment product on Miami Beach.

The relationship between Mr. Bloomberg and Mr. Sieger spans almost 15 years. After several years of talk, the pair established BSG Development Corp. with Sieger’s other partners.

A History of Innovation

By way of example, in the late 1970s, Sieger Suarez pioneered what was then a revolutionary concept- the "floor-through/see-through" unit design whereby the primary living spaces of a condominium are provided with views in two opposing directions. It is a design that remains the gold standard as well as a feature touted in concert with dual sunrise and sunset balconies, a concept also introduced by Sieger & Suarez. Similarly, although direct private elevator access and the elimination of corridors is now de rigueur in five-star towers, that concept, too, was the brainchild of Sieger Suarez in response to homeowner demand for enhanced high-rise privacy. And finally, in the early 1990s, Sieger Suarez was again in the vanguard with the introduction of tiered and winged architectural designs that allow the developer to deliver more prime see-through/floor-through units and end units surrounded on thre
e sides by glass.

According to Jose Suarez, "In designing any residential high-rise, we have to factor in the site and the vision of the developer as well as the tastes and lifestyles of prospective purchasers. The challenge is to design a building that maximizes the views, terrace space and accessibility of every unit so that each home enjoys a premium location."

6000 Indian Creek Makes Its Debut

While Suarez admits that is a big assignment, it can be done and his firm is proving it right now with the introduction of 6000 Indian Creek, a project on which architects Charles Sieger and Jose Suarez are, for the first time, jointly assuming the responsibilities of developer as well as designer.

According to Sieger, the transition from architect to developer has been a seamless one in light of the company's history of success embracing diversification in order to provide a fully integrated range of services. In 1980 GS2 Corporation, a general contracting and construction management company, became a Sieger Suarez affiliate with general contractor Ronald I. Gaines at the helm. Similarly, in 1993, EGS2 Corporation, a full-service landscape architecture and land planning affiliate, became part of the Sieger Suarez family under the direction of President William A. Eager, a longtime member of the American S
ociety of Landscape Architects.

Notes Charles Sieger, "For the past six years, my partners and I have been talking with Ron Bloomberg about developing a residential project, but it wasn't until this year that all the pieces fell into place. We're developing 6000 Indian Creek on the last and best Intracoastal site along Miami Beach's 'Millionaires' Row.' Furthermore, in terms of real estate development, we've assembled a 'dream team' that brings together award-winning expertise in the areas of design, architecture, construction, real estate investment and residential sales and marketing." Concludes Sieger, "No project ever rose on a more solid foundation of talent and experience than 6000 Indian Creek."

A Lifestyle Without Equal

Living up to its "dream team" pedigree, 6000 Indian Creek promises to deliver a lifestyle unlike anything previously available on Greater Miami's waterfront. Not surprisingly, the tower will be most distinguished by its unparalleled architecture. Destined for landmark status, the glass-enclosed elliptical tower will rise out of a reflecting pool and fountain
surrounding the three-story atrium lobby. With a maximum of 42 exclusive residences, there are no more than two units per floor, each featuring sweeping vistas through walls of glass and from wraparound terraces that become successively larger with each floor. Additionally, as one would expect from Sieger Suarez, the floor-through unit designs are equaled only by the sophistication of the detailing and finishes throughout. This extends to the kitchen and bath cabinetry, fixtures and appliance configurations, which far exceeds anything offered as standard by any other condominium developer.

Standard residential floor plans include half-floor 2-bedroom/2-1/2-bath units of 1,300 square feet and full-floor 3-bedroom/3-1/2-bath units of 2,800 square feet. Plans also call for a grand triplex penthouse of more than 5,600 interior square feet, with o
ver 3,000 square feet of balcony and rooftop area. Equally noteworthy, beyond the singular architecture and interior design, 6000 Indian Creek will offer purchasers an ideal location overlooking the Intracoastal Waterway with the Atlantic Ocean mere steps to the east and the nonstop excitement of South Beach just five minutes away.

Concludes Charles Sieger, "We're delivering a uniquely intimate and upscale lifestyle that's tailor-made for primary and secondary homebuyers who want a level of luxury that has previously been unavailable in a small building or in units of less than 3,000 square feet. In this respect, 6000 Indian Creek is a first."

With the development of 6000 Indian Creek, the team is finally collaborating on a project which best blends their respective talents and understanding of the marketplace. With 6000 Indian Creek, BSG intends to develop a world class condominium project sure to be the harbinger of what will likely be impressive track record for future development projects.
